I Didn’t Know You Did THIS!!! The Preferred Title Company Syndrome

Why Didn’t I Know About THIS!?

“I didn’t know you did this!” That’s what the Phoenix real estate agent said to me. She was amazed. Blown away. Relieved. Relieved that someone in the real estate space in Phoenix could help her.

She needed help shifting her real estate business online. She needed help with WordPress. Creating content for the web. She needed real estate videos. Green screen videos. Screencasts. She had been using pictures of homes taken with an iPhone stitched together inside iMovie with “Ken Burns” effect tied to a music track – to market her Phoenix real estate listings.

She Didn’t Know

Like many real estate agents she found me online, she found this website. She called me and asked what I could do to help her grow her real estate business. Among other things,  I told her about emerging sales technologies used inside the real estate space. WordPress websites like this one. HD Property Tours. Green Screen videos that differentiate one real estate agent from another. Even IDX. “I have a true uniqe selling proposition at Grand Canyon Title” I told her. Only she didn’t know about it.

She could of. She would of. But she didn’t. All this time she was using her valuable time creating marketing pieces, articles, videos instead of spending time prospecting or with her past and present clients – her highest and best use. Her exclamation “I didn’t know you did THIS!” turned into a question – “WHY didn’t I know you did THIS??” turned to frustration   “I can’t BELIEVE I didn’t know you did THIS!” when she found out – she could have.

The Preferred Title Company

She had the opportunity to know I did all this. Well, really she didn’t. She didn’t because as luck would have it – her bad luck – she was on the wrong side of an invisible line. The invisible line is called a “Preferred Title Company”. You see, her story became more frustrating when she realized I was referred to her real estate company months before. One of the agents in her office had been to one of my real estate marketing classes and asked if I would be open to speaking at the real estate company’s monthly sales meeting or even holding a class at their real estate office. Of course I said – yes. A follow up phone call from the real estate agent revealed I was not welcome in their real estate office. Not because I am a bad person. Not because they don’t like me. Not because I smell {I’m not the smelly kid}, I wasn’t welcome because of a relationship with a preferred title company – one inside their building.

The good news is, she doesn’t have to work with that preferred title company. In fact, she did before but is now working with us. But it brings up a bigger question: Is your real estate companies relationship with a preferred title company hurting your business?

Preferred Relationships

Preferred relationships have been around forever. Well, since I got in the business 12 years ago anyway. I remember back then I could not put my flyers in the agents boxes {yes, I used to use flyers}, I couldn’t speak at sales meetings or even enter the office to meet with an agent without an escort. I know – escort – HYSTERICAL! The goal was to keep all the business in house, with that one preferred title company. It didn’t make sense then but it may be hurting your real estate business today.

I understand the rationale of the real estate broker or office manager. If all title companies in Phoenix are the same, and if they all provide essentially the same service at the same cost why not choose only one? Why not have a preferred title company and keep the other title companies out? It makes things easier doesn’t it? Maybe. But it could also be hurting your business.

What Don’t You Know?

You see, we are not like every other title company in Phoenix. Yes, we have great escrow officers. Yes we have the same title policies, often by the same underwriters as the other title companies. Yes we do mobile signings. But what makes us unique is technology. I teach and train on tools we use every day. WordPress, Video, Screen Flow, Camtasia, Final Cut Pro, Apple Motion, iMovie, SONY Vegas and more. Tools real estate agents will need to know about if they want to get found online, where over 90% of consumers start their home search. They will need to know how to incorporate video into their real estate business, as YouTube and CISCO have said 90% of all web traffic will be video by 2015. They need to know how to create engaging content that helps a consumer gather information or solve a problem, the 2 main reasons consumers use the Internet.

So my question to you, the Phoenix real estate agent is this: Is your real estate companies relationship with a “preferred title company” hurting your real estate business? Take a look at what other real estate agents that have been to my real estate marketing classes have to say
