I dont need to rub a lamp, make a wish or pull a rabbit from a hat to tell you this: your next real estate marketing strategy is video. Video is the future of your real estate marketing. Now, before you start complaining let me ask you this: if you were looking for a home on the internet, would you prefer to see pictures or watch a video?

What is yours? I may not know you and you may not know me but I would be willing to guess your real estate marketing strategy has changed over the last few years. Over the last 10 years that I have been working in title – helping real estate agents like yourself grow your business – I have seen more real estate marketing strategies than I can count. Direct mail, post cards, flyers, billboards, branded pens and pads, labels, magnets, homemade pies, pumpkins, Christmas trees, sphere of influence, networking groups, pop by’s, personal notes, PTA, websites, SEO, CraigsList, do I need to keep going?

Real Estate Marketing Strategy: Is Always Changing

While real estate marketing strategies have changed one thing has remained the same – actually grown – people are more antisocial today than they were yesterday and they will likely be more antisocial tomorrow than they were today. Call someone, anyone, do they answer the phone? Most likely – NO. I know that I hate talking on the phone. Judging from the number of phone calls I receive each day I can see you guys are finally getting the point. People do not necessarily want to talk to you! This is one of the reasons online real estate marketing is so effective – you can help someone find you when they are actually interested in not only talking, but talking to you!

When it comes to getting found online, video is the end all be all. In my opinion – it’s all that and a bag of chips, it’s TWO SNAPS UP IN A CIRCLE [YES! I did just go there with some Men On Films – Classic!],it’s STOOPID. STOOPID is SICK and SICK is GOOD, long story.  Video is a forward thinking real estate agents best friend. I love video, You know who else loves video? CONSUMERS. If a picture says 1000 words, how many does a video say? what – at least a million right? You can convey your value, your worth, your knowledge and experience without having to talk about how amazing you are – easily with video.

Real Estate Marketing Strategy: What To Make Videos About

Before you can make a video, scratch that, before you can create any content [blog posts, video, ebooks, PDF, infographics, pictures, podcasts] you must first know what your ideal client [your target market] would look for when they have a need. You see, instead of chasing consumers around that do not want to talk to you [no seriously – they don’t] you can help them find you when they are most interested in hearing what you have to say. Help them find you by making videos on the subjects they care about. Not your knowledge or why you are #1 in your office but subdivisions, neighborhood profile, the short sale process [buying & selling] REO process [buying and selling], your purchase contract, your listings, rent vs buy, real estate investing, 1031 exchange, things to do in.. ., employers and much more.

Real Estate Marketing Strategy: KISS

If you have been in sales for any period of time, especially if you come from the corporate world, you remember KISS or Keep It Simple Stupid. The KISS principle says most systems work best if they are kept simple rather than made complex. In video the KISS acronym means Keep It Short Stupid. Do you pay more of less attention today? If you are like me – it’s less, significantly less – what’s your name again? People are busy, even if they are busy doing nothing doesn’t mean they want to spend any of their precious time they would normally waste watching Ricky Lake, Sally Jesse, Montel, Full House or Family Matters -watching your talking head video. Therefor, keep your real estate marketing videos short. How short? 2 minutes or less. A recent analysis of attention span found the average video on YouTube is 5 minutes long while



70% of viewers remain for 30 seconds

50% of viewers remain for 60 seconds

25% of viewers remain for 2 minutes


Real Estate Marketing Strategy: Focus On Content Over SEO

Keywords are important but not as important as some SEO’s would have you believe. Content is what consumers look for when they have a need, content is what helped you find this post. Google may be able to direct consumers to your real estate website but content will get them to stay and take action. IF YOUR REAL ESTATE CONTENT ISN’T GOOD ENOUGH TO ATTRACT CONSUMERS  ORGANICALLY TO YOUR REAL ESTATE WEBSITE IT DOESN’T MATTER HOW “OPTIMIZED” THAT CONTENT IS…. NO ONE WILL LIKELY SEE IT. Take your real estate agent hat off and think like a consumer before you create any content, don’t worry so much about keywords - REMEMBER, 50% OF SEARCH PHRASES ARE UNIQUE, ONE TIME SEARCHES.
