Caution REALTORS®: Thinking You Know It All Can Cost You

Video Marketing Real EstateSayings. We love them. “a rolling stone gathers no moss”, “what you don’t know can’t hurt you”, “those that live in glass houses shouldn’t throw stones”, “every dog has his day”, I could go on and on and on and – well, you get the point. Let me add another “saying” to the mix – this one is absolutely true: “Thinking you know it all can cost you”. Let me explain.

Yesterday, (Thursday) I taught a video class “How To Use Video In Your Real Estate Business” at a local Keller Williams office here in the Phoenix Metro area – Keller Williams East Valley [SHOUT OUT!]. My video class is stupid! If you have been here before or are from New York – like me – you know that “stupid”  is “sick” and “sick”, like “stupid” – is good. Confused yet?  Long story. Anyway, my video class is stupid. There are plenty of video guru’s out there that can tell real estate agents all about the WHY TO use video, there are plenty of guru’s that can show real estate agents HOW TO use video but there are not many that can show them WHY TO and HOW TO from areal estate perspective. That’s me. 10 years in the title industry, if its one thing I know – it’s REALTORS. It’s the real estate consumer.

As the REALTORS® arrived at class, I could see that many of them were there because they thought they may be able to learn something but probably didn’t expect much, I mean – I am a former title rep right? What could I possibly know? Title reps don’t really have a lot of value do they, OR Do They?
As we talked about the equipment I use and WHY, the agents began to pay particular attention, NO this was not going to your typical class of “hey I don’t do this but you should” or “I read this in REALTOR dot com or Inman”, I was teaching and demonstrating what I do.


The REALTORS® faces lit up when I showed them HOW they could dominate their competitors with video, HOW I have video results on the 1st page of Google, HOW I had 5-6 videos on the 1st page of YOUTUBE, HOW I had 2-3 videos come up in YouTube related search, HOW they could steal their competitors traffic by optimizing their videos for the same keywords and most importantly HOW TO DO IT. How it translates to LEADS.


Real Estate Video Marketing


I told them HOW to make videos using screen capture software like Camtasia or Jing, Screenflow or Screenpresso. iPhoto, editing software like iMovie or Windows Movie Maker or Sony VEGAS to make videos that they don’t even have to be in. I showed them the 5 ways to get their videos ranked in Google and YouTube and YouTube Related Search. I showed them HOW.


As I taught the class I routinely stopped and asked, “how am I doing so far?” responses ranged from, “great!” to “Dude, this is huge!” to heads nodding in agreement. I would routinely ask, [and I did again at the end of the class] – “on a scale of 1-10, how is the class, how was the class?” Responses: “an 11!”


Here is what is interesting. Out of everyone in the class, there were 4 REALTORS® that I had tried over and over and over again to set an appointment with when I was a title rep. I called them, emailed them, stopped by their offices, hit them on Facebook, I did it all. No response, or if I did receive one it was “I’m happy with XYZ title thanks” – I mean, I’m a title rep right? What value could I have possibly had? At the end of the class I looked at them and said: “ya know, there are some agents in here that I pursued for some time, ya know what? You could have learned HOW to do this over a year ago if you had only met with me.” Their faces said it all.


Think about that for a second. The REALTORS I had called on could have learned all the things I taught in that class over a year ago, a year of creating content well in advance of their competitors, a year of indexing in Google and YouTube, a year of more eyeballs on their content, a year of more leads and more deals.

The next time a title rep calls on you, asks you for a meeting, an opportunity to “earn” your business – don’t make the mistake of thinking You Know It ALL, Because I will tell you right now in no uncertain terms:


“Thinking You Know It All Can Cost You”.
