Real Estate SEO: What Is That “Thingy”?

Real Estate SEO CompanyThe other day I got a call from a real estate agent that wanted us to design a website for her and help her with that “thingy”. “Thingy”? I asked. “Yes, Thingy, ya know when you do your thing so my website comes up on the 1st page of Google” she said. “Oh”, I said, “you mean SEO right?”Yes”, she said, “that “thingy”. As I started to explain what SEO is I realized that I had lost her, she wanted that “thingy” she didn’t necessarily want to know what it was, she just knew she wanted it. So what is that “thingy”?

“Thingy” in the above example is Search Engine Optimization. Search Engine Optimization, [hereafter referred to as SEO] is the process of making your real estate website, posts and pages search engine friendly [using numerous ranking factors] to move up the search engine rankings. SEO done right will result in your real estate website being found online. SEO done wrong will result is being invisible. SEO is important to any business, this is especially true in real estate as over 94% of consumers start their home search online. Of those 94% of consumers, 80% will choose the 1st agent they come across when they have identified a need.

SEO is divided into two categories. On page SEO and Off Page SEO. Both are important in getting a real estate website found online. Since On page SEO is what you, the real estate agent can best control, we will focus on it. On page SEO starts with unique, dynamic, engaging and most importantly – valuable content your ideal client would find of value. Useful, informative, valuable content is most likely to not only be read, bookmarked or saved but shared as well. Much like humans, search engines like Google, Yahoo and Bing strive to find the best content on a given subject. When a consumer asks a search engine a question like “4 bedroom homes in 85248″ they expect the most relevant results to their search. If a search engines routinely delivers old or unrelated search results, consumers could switch to another search engine resulting in less eyeballs, less searches and ultimately less profits for the search engine.

Another factor in On Page SEO is Keywords. Keywords are the search terms consumers use when attempting to gather information about a subject. Keywords are important because they can help your ideal client find you online. When a consumer has a need for a home or something real estate related they will often ask search engines questions using keywords. “Benefits of Short Sale”, “choosing a real estate agent”, “what is title insurance” are all keywords. When the consumer enters their search phrase and selects “search” the search engines algorythym will work to return the most relevant results. If your real estate website, pages and posts have been well optimized with your ideal client in mind your website could be one of the results on the 1st page. You can determine what keywords to use on your website, in your posts and pages by taking your real estate agent hat off and putting your consumer hat on. What would you look for if you were looking for you online? That’s a mouthful huh? The more specific the keywords you are targeting the more targeted traffic you should get to your website. Single word keywords will often result in no or vague traffic while longer keyword phrases can result in your ideal client finding you. Example:

REALTOR—>REALTOR Arizona—>REALTOR GILBERT ARIZONA—>REALTOR GILBERT ARIZONA 85234

While you may be tempted to use REALTOR as a keyword on your website, posts and pages, it would be a bad idea. Not only would you not rank for a word with so much online competition but even if you could rank for it, it would not benefit you to get found online by consumers looking for a REALTOR in Atlanta if you are in New York. Longer keyword phrases like REALTOR GILBERT ARIZONA 85234 will help ensure that consumers looking for a REALTOR in Gilbert Arizona in 85234 will find you. It is important to note that getting found online is a marathon, not a sprint, just because you build it does not mean they will come – immediately. It can take 6 months of continuous content creation to finally make it to one of the coveted 10 positions on the 1st page of Google for one of the keywords you are targeting.

A large part of your real estate business in the future will rely on getting found online, you will get out of your website what you put into it. Less unique content, less eyeballs, less eyeballs, less consumers, less consumers, less business. To get found online you will need to create valuable content your ideal client would look for when attempting to gather information or solve a problem. The Internet is all about being the answer to someone else’s question. So which question are YOU the answer to?
