I got a call the other day from a real estate agent in Minnesota. He, like other real estate agents around the country, contacted me after seeing one of my real estate videos online, through Google or YouTube. He had heard a lot about using video in real estate, did a Google search about real estate video marketing and found this website.
He told me he clicked through from Google to an article about using video in real estate. About how important using video is in real estate marketing. About how consumers not only expect video – they are demanding it. 3 visits later, he picked up the phone and asked the question this post is about Is real estate video only for luxury real estate?
We shoot a lot of video. When I say “WE” I mean our technology team at Grand Canyon Title. In any given week we probably produce 12-20 real estate videos for our real estate clients and/or their listings. Some of these properties are well over $3 Million, many are over $1 million, most are under $400,000. I don’t believe real estate video is limited to a specific price range. I say this because in my world, video is merely the delivery method. Video is the NEEDLE if you will. Much like getting a shot, it’s not the needle that matters so much, it’s what is in it.
When it comes to real estate video it is what is IN the video NOT the price range that matters. Regardless of bells and whistles, All real estate videos should have 1 common ingredient regardless of the price – VALUE for the CONSUMER. I believe ALL properties deserve a real estate video tour. Regardless of price. Regardless of location. I say this because real estate video is all about conveying information. With traditional real estate marketing where the consumer needs to gather information through a one dimensional photo – (probably taken with a smart phone) or a short description in the multiple listing service written by the listing agent – real estate video can show the consumer what it’s like to LIVE in a property.

Video can allow a consumer to “mentally move in” to a property. They can SEE where their couch or table will go, they can see which child will sleep in which room and so on. This is because video uses more of our EMOTIONS, therefor real estate video IS emotional. You are more likely to laugh, to cry, to DO something based upon what we can SEE and FEEL. Video does this.
So, NO I don’t believe real estate video is limited to luxury property. In fact, if I am the listing again, I would insist ALL my real estate listings get a good real estate video. Not just for the house either. I would INSIST on being IN the video. To do the INTRO and the OUTRO like Jeff Gritzmacher above.
Normal or traditional virtual tours do a pretty good job of showing off the property (as long as its not one of those corny photo streams with the “Ken Burns effect” applied) but they do very little for YOU the real estate agent. Because 80% of what we say is conveyed through our body language, real estate agents that don’t use video, real estate agents that are not in those real estate videos are missing a HUGE opportunity, at the moment the consumer is most interested, in hearing what they have to say.
Imagine Jeff was not in the video above. After watching the video you can tell me how many bathrooms the house has. You can tell me how many bedrooms it has, even square feet but you likely would not be able to tell me WHO the listing agent is. Is it a man or a woman? What brokerage? Do they have a specialty? Do they seem to know the property well? What is his or her email address or phone number? But you can tell me most if not ALL of this about Jeff. Why? Because you watched the Real Estate Video.
