Remember the days when the housing market in Phoenix was, lets just say – BAD? You know, everywhere you turned, the news, newspaper, your neighbors, it seemed like EVERYONE was talking about how BAD the housing market in Phoenix was? Well, things have changed. Today, in Phoenix, we are seeing multiple offers and LOW INVENTORY. This low inventory or lack of homes for sale creates a supply vs demand challenge. This challenge means it’s a great time to sell your home in Phoenix. The housing market in Phoenix is on FIRE.  Here are 3 reasons why.

In my 11 years of working in the title industry in Phoenix, I have only seen a sellers market once prior. You remember when that was don’t you? Yep 2005 – 2006. You know, the time when it seemed like EVERYONE was talking about how much their ATM home was worth. Well today we are officially in another sellers market. I work with hundreds of REALTORS® and there in one thing I continue to hear from ALL of of them. “Stephen…we can’t find any homes for our BUYERS!”. This means there is an opportunity for Phoenix home sellers. Here’s why…

  1. Your Home Is Worth MORE. A housing market report by Michael Orr a real estate expert at ASU’s W.P. Carey School of Business in Tempe, Arizona shows median single-family home prices in Maricopa and Pinal counties were up 25 percent from the same time last year. So let’s say you have a Phoenix home that was worth $100,000 a year ago. Today, your home, because of lack of inventory and more buyers is likely worth $125,000 or MORE. Yep that’s right – your home is worth more.
  2. More Buyers. There are more buyers for your Phoenix home today than there were anytime in the last 5 years. We are seeing large investment groups buying homes in Phoenix by the hundreds, We are also seeing investors, even mom and pops from all over the world {Canada, Australia, New Zealand, Korea – all over} that have converged on Phoenix. After you have accepted a purchase contract your home goes into escrow, hopefully with Grand Canyon Title; from there the buyer has a 10 day inspection period to review your home for any necessary repairs or damages. Air conditioning, leaky roofs, termites, water pressure, pool pumps, foundation cracks – you name it. Normally, after the 10 day inspection, the buyer would provide a list or buyers inspection notice to seller for repairs. These repairs may cost hundreds or even thousands of dollars. Well, we are seeing buyers waive their inspection period – to make their offer more desirable.  This means you can sell your Phoenix home and keep more of the proceeds in your pocket.
