You have wanted to sell your Phoenix home, but it seems like EVERYONE told you to wait. They said things like “now not a good time to sell, prices are still too low, buyers can’t get financing, foreclosures are dragging the Phoenix market down” and on and on and on. Everyone it seems is an expert on the Phoenix housing market.

Hello, I’m Stephen Garner with Grand Canyon Title Agency in Phoenix Arizona and if you like change – come to Phoenix. The housing market, once overcome by distressed properties – REO and short sale – {when a bank agrees to sell your home for less than you owe} is now healthy.

What do I mean by that? Great question.

Supply vs demand. When there is an abundance of anything – cars, furniture, clothes, orange juice, food – the price goes down. This is what we saw in the housing market here in Phoenix. At one time there were over 70,000 homes for sale in the Phoenix metro area. Because of this abundance of homes for sale, prices came down – significantly.

That was then.

Today there are only 8,000 single family residential homes for sale in the Phoenix metro area. Let me say that again, the Phoenix housing market has gone from a high of 70,000 homes for sale to approximately 8,000. Now to put this in perspective, approximately 8,000 homes are sold in Phoenix monthly. We officially have a supply vs demand issue. Meaning – PRICES ARE GOING UP. Not just UP but in some areas of Phoenix, prices have appreciated over 35%!

This is why NOW is the right time to sell your Phoenix area home. Just the other day I was talking to Marc Espinoza a Phoenix REALTOR with Essential Properties, Marc serves the central corridor of Phoenix. He said

“We went to see a home near 12th Street and Bethany Home Road that had only been on the market for 24 hours, thinking we would be one of the first to see it, and the home had 10 offers already!  What can I do – there is no homes for sale!

NOW is a great time to sell your Phoenix home. Marc is not alone, I was talking to Estelle Wallace with Keller Williams Realty, East Valley today, she told me a home she put an offer on had 42 OFFERS! FORTY TWO!
