I was wrong. I am sorry. It takes a big man to step up in front of the 4000 + real estate professionals that visit MyTitleGuy.com every month and say this. I hope you can forgive me. I meant no harm. I was simply going by the information I was given. The information that I found. How could I have known that it was wrong? Maybe I should have done more research. Spent more time away from helping my clients grow their real estate business with WordPress, Video, Screencast and Indexable IDX. I was wrong and I am sorry.

Why I Was Wrong

Not just Internet marketing but Internet marketing as it relates to real estate marketing. I talk about, write about and teach about WordPress, Video, Screencast, Indexable IDX, SEO, SEM, content and more. To help real estate agents understand the significance of the shift in consumer behavior towards the Internet I throw around a number. That number is a percentage. Specifically the percentage of consumers that start their home search on the Internet.

I have told you, I have shown you, I have asked you to analyze your own behavior and look at where you go when you have a need. I told you that consumers go to the Internet for 2 reasons

  1. Gather Information
  2. Solve a Problem

Before you move to an area you are going to the Internet, before you buy a new product you are going to the Internet, before you allow your daughter to go out with that boy that just doesn’t seem right – you are going to the Internet, if you are a consumer – before you call a real estate agent you are going to the Internet. If you have a client with a problem, like say – maybe they are in the foreclosure process – they are going to the Internet. Is Arizona a non Recourse State? Can I be sued for doing a short sale? You are going to the Internet. Everyone goes to the Internet. You go to the Internet. So do you clients and their kids and your kids. If you need information or are trying to solve a problem you are going ….. to the Internet.

In the course of helping real estate agents understand the significance of the Internet and where consumers turn for information of HELP I mentioned a number. That number was 94%. I talk about that number all the time. I routinely say

“Today 94% of consumers start their home search on the internet”.

This is where I was wrong and I want to apologize. It is not 94% of consumers that go to the Internet first when looking for a home. It’s 98%. According to the latest data from the National Association of Realtors, 98% of home buyers use the internet to search for a new home and 38 million home buyers search the internet every month for real estate information. The data goes on to say, “one in three buyers finds a home they ultimately chose on the internet”. So as I said before, I hope you can forgive me. I was wrong. I feel like I let you down. Won’t happen again.

The Impact

It was 94%. That number was correct at one time. It has grown. I used to say, “with 94% of consumers going to the Intenet, the 6% that don’t, represent those that obviously don’t have a computer”. I’m actually surprised, I thought for sure it would be 100%. I mean, who starts a home search in their mailbox, or a billboard, bus ad or print real estate book? No one that’s who. Yet too many real estate agnets obviously think they do as evidenced by where their real estate marketing is. What mediums they are using to communicate with consumers. The shift in consumer behavior has a distinct impact on the real estate agents that choose to communicate with consumers in ways they clearly do not turn to.

Adapt Or DIE

The jeanie is out of the bottle folks. If you are a real estate agent that CAN NOT be found on the Internet you risk being irrelevant. Consumers will not care about you, your knowledge or the level of service you provide until you give them a reason to. With 98% of consumers going to the Internet, you can engage them, help them, educate them by creating the content they would look for when they have a need. Not why you are such an amazing real estate agent, but “HOW to avoid foreclosure”. Not “for all your real estate needs” instead “homes in Val Vista Lakes”. Once you know what your ideal client would look for, you can create content around it. Content is blog posts, video, pictures, ebooks, charts, graphs, downloadable PDF’s and of course homes for sale. Content is what consumers are looking for when they turn to the Internet.  If you are in the Phoenix metro area, come to my real estate marketing classes. I get a ton of leads from this website and YouTube. Real estate agents, consumers, title reps in other markets, title company owners, county managers that have filled out the forms on this website. That would not happen if they could not find me. That would not happen if I only talked about me, and how awesome I think I am or how amazing Grand Canyon Title is {it is by the way}. That would not happen because I know my ideal client is not looking for that information. They are looking to gather information or solve  a problem. They can find you – IF you know how to help them find you. I can help you grow your real estate business. All you have to do is fill out the form below.
