Will You Be Ready? The Return Of A “Traditional” Housing Market

Real Estate Marketing PhoenixWill you be ready? Remember the days when the Phoenix Housing market was crazy? I like to say “even a blind poodle could sell a home”. Simply send a postcard with something clever on it like “everything I touch turns to SOLD” or “Don’t Make A Move Without Me” and the phone would ring. Of course, it was not the postcard or even the clever tagline that was making the phone ring – it was the sales price listed on the front of the card itself. It turns out that it doesn’t take a rocket scientist to realize almost everyone would want to sell their home if it went up 47% in 18 months!

Been There, Done That

Of course what goes up must come down and boy did it! The Phoenix housing market came down like a deck of cards and brought our economy with it. Here in Phoenix, we have spent the last 6 years recovering. We went from housing market to housing market. We went from the Housing Boom to the Housing Bust to the REO Market to the Short Sale market and not far on the horizon is the traditional housing market. We are not quite in a traditional market yet but when we are, will you be ready?

Leads Were Everywhere!

Think about it. If you are a Phoenix real estate agent, you have spent the last 6 years targeting consumers that needed a short sale. It was easy to identify them too. Simply look at the notice of default list, pre foreclosure, 30,60, 90 late list or even guestimate – anyone that bought a home between 2005 and 2011 is a possible candidate for a short sale. Talk about target marketing!

It Wasn’t Hard

Many Phoenix real estate agents thought selling real estate was hard during this time, it was, but not as hard as you think. The hardest part about selling anything is finding consumers that need your product or service. And boy did they. There was a real benefit for a consumer to reach out to Phoenix real estate agents to avoid foreclosure.

As we move back towards a [dare I say it] normal market, sellers and buyers will not only have a choice of WHO they work with but 94% of them will look for you not in their mailbox, billboard, shopping cart, print real estate book, postcard or door hanger but the Internet. Question is. . .will they find you? Will you be ready?


If you were in the market for a new Lexus, would you buy it from Lexus Dealer A for $55,000 or Lexus Dealer B for $52,000? Same car, same options, same color, same warranty, same everything. Which one would you pick? The $52,000 from Lexus Dealer B right? Because if it is the same exact car, why pay more?  It is now a commodity.

Perception Is Reality

Well, it may come as a shock to you that many consumers see real estate agents as a commodity. Who doesn’t know a real estate agent right?  I mean, they are certainly not scarce right? So, if many consumers view real estate agents as a commodity, and there is perceived to be no difference between agent A and agent B , why go out of your way to find one?  It is why 80% of  consumers will choose the first real estate agent they find when they have a need.

Question: Ever have a buyer commit to working with you, only to find out they bought an open house from the real estate agent that was sitting it open? Yeah. Exactly. Its all about value for the consumer. Value is who is there at the exact moment in time when the need is there.

So. . .

If 94% of consumers are starting their home search on the Internet and 80% of them will choose the first real estate agent they find then all you need to do is be the 1st Phoenix real estate agent they find!
