Remember the old saying “there are riches in niches”? It’s true. Why try to be all things to everyone right? In online real estate marketing a niche is not only a necessity, trying to be all things to everyone is the kiss of death.

Niche Real Estate Marketing – The Old Days

Before the internet [in the real estate space] a niche in real estate marketing meant a REALTOR that specializes in condos or town homes, luxury scottsdale properties, 1st time home buyers, investors, sellers [list to last right], and on and on.

That was before the internet. Having a niche in your online real estate marketing will help you stand out, get found online easier, do more deals and [in my language] crush your competition.

 

Online Real Estate Marketing – What I would do

I often gauge your real estate marketing and online real estate marketing based on “what I would do”what I would respond to” “How I would or would not do – somethingAS A CONSUMER. Something you may not know about me. I have a BA in Criminal Justice and have worked in Marketing for 10 years. Weird combination right? Not really. In Criminal Justice I learned many things, laws, norms, deviance, etc. What many peeps don’t realize is this: Criminal Justice is essentially the study of PEOPLE. Of Human Behavior. Sociology, Psychology

Sociology: The study of the development, structure, and functioning of human society

Psychology: The scientific study of the human mind and its functions, especially those affecting behavior 

Analytic Thinking: The abstract separation of a whole into parts in order to study the parts and their relations (problem solving)

Marketing: The action or business of promoting and selling products or services

Can you see it……. Function of society combined with study of human behavior combined with promoting products and/or services. Combined with problem solving. It’s one of the reasons those that take my real estate marketing classes think I am psychic when I tell them what they would be thinking when they are looking for X or Y. I’m not psychic, I just understand people. It starts with getting in the mind of your ideal client. What would they DO when they had a need? Where would they GO to research it? This is where your niche starts to form.

 

Online Real Estate Marketing – If I Was A REALTOR®

If I was a REALTOR® I would not leave 15 square miles around my home. I live in Chandler Arizona. [phone rings] “Hi can you show me a home in Phoenix?” Uh – I believe that is 12 miles outside of my no drive zone – let me refer you to an agent that can help you. I could do that because showing homes outside of my “area” would actually hurt rather than help me. That is because my online real estate marketing niche would be subdivisions. Outside My Niche – I’m Not Your Guy

I don’t need to be all things to everyone. If you want to buy a home in one of the subdivisions I “specialize” in [see that, I am an expert now too" I can help you, if not - I am not your guy. I would do nothing but create content all day long about my niches. Content being blog posts, pictures, articles, video's, market trends, etc. I would make sure that every time you [the consumer] typed the name of a subdivision I “specialize” in that you were met with an article and/or a video on page 1 of Google and YouTube. I would make it known that I am the expert in these areas and to work with anyone else could cost you time and money [fear of loss].

I would do this for EVERY SUBDIVISION I WANTED TO DOMINATE. I would make sure every time a buyer typed a subdivision name into a search engine like Google or YouTube that they found one of my articles or videos. Because I know 80% of consumers will choose the 1st REALTOR they find when they have a need – I would make sure I was that 1st agent in my niches.

Online Real Estate Marketing – Indexable IDX For WordPress

I would take the Tri-fecta approach. Not just Google or YouTube but my IDX as well. I would use the GETFOUNDIDX to showcase those subdivisions I wanted to dominate. By the way, the neighborhood expert used to be the REALTOR with the most FOR SALE signs in a given subdivision or neighborhood, the neighborhood is now a lot bigger than just the subdivision because sellers too – search online before making a decision on who to list with. If you were a seller, would you want to list your home with an agent that has a marketing plan or an agent with a marketing plan specific to your neighborhood, city, area, etc?
