I read an interesting article today. It was a list of the housing markets getting the most web traffic from REALTOR dot Com. Let me rephrase that, it was a list of housing markets getting the most buyer inquiries. I say “buyer inquiries” because this is typically what consumers are doing for when searching the internet where real estate is concerned.
Phoenix was # 4 on the list of the Top 10 Housing Markets Getting The Most Web Traffic behind Chicago, Detroit and Los Angeles 1,2,and 3 respectively. I was surprised. Not surprised that Phoenix was listed in the top 10 housing markets getting the most web traffic but that it wasn’t #1 on the list.
Deals, Deals and More Deals
Let’s make a deal. If you are looking for a deal look no further than Phoenix. The housing meltdown, while bad for some, has been good for investors, first time home buyers and anyone else that doesn’t need to sell before they buy. Deals are everywhere. Short Sale, Bank owned [REO] – what’s your pleasure? Phoenix certainly has deals. In many parts of Phoenix you can buy a home for less than a car. Crazy!
The word Is out
Not only is the word out, the word has been out. Investors from around the world [Canada, UK, Australia] are flocking to Phoenix. They come here looking for [wait for it] Deals. Like 94% of home buyers, they start their home search on the Internet. Why pick up the phone and call a REALTOR® when they can do their own research on the Internet, in the comfort of their own home? I have heard some REALTORS say “It’s 2005 all over again!”. Low inventory [less than 2 months supply] has resulted in multiple offers on many homes and some homes selling in hours.
What You Didn’t Know?
As a REALTOR® in Phoenix you already know there is very little inventory. So little inventory that I have heard some REALTORS complain there isn’t enough business. There is plenty of business for the REALTORS than know how to have it find them. Look at your real estate marketing. What are you doing? Are you marketing to past clients that cannot sell even of they wanted to? Are you sending postcards, flyers and door hangers to people you dont even know that you hope could use your real estate services? What are you doing?
How To Take Advantage Of The Web Traffic
The buyers are there. You know that. You can see evidence of it everywhere you look. No inventory, multiple offers, etc. One of the easiest ways to grow your real estate business is to be where the buyers are. If the buyers were in isle 6 at Safeway I would tell you to get to Safeway immediately! If the buyers were in your local PTA I would tell you to borrow your friends kid and start attending meetings! But they are not in isle 6 of Safeway or your local PTA, they are on the internet looking for deals in Phoenix! You can take advantage of this web traffic by creating content they are scouring [and they are scouring] the internet for – deals!
What To Do Right NOW
Talk to your broker. Start writing about your listings [like I showed you] or your office listings if you don’t have any of your own. Start making videos of value about the listings in your office or neighborhoods or the process of buying or selling a short sale [like I showed you] . Make the videos of value, get out your Kodak Zi8, Flip Mino, Kodak Playtouch, Canon T3i, edit them in Windows Movie Maker, iMovie, SONY Vegas, Final Cut PRO or X, add royalty FREE music from Sound bakery or Pond5, add transitions, optimize them to get found in Google, YouTube and YouTube’s Related Search using the 5 ways [like I showed you] to get found by consumers looking for deals in Phoenix. Upload to your YouTube Channel and add annotations [like I showed you] with strong calls to action. Go HERE, Do THIS for this VALUE [like I showed you].
