I mean for as long as you have known me I have been a former title rep, a founder at an online real estate marketing company  – PRO-found Marketing and now {as if I didn’t have enough on my plate} I am the Director of Sales Technology at Lawyers Title.

You may be thinking – WHO was Stephen spying on? WHY was Stephen spying? WHO was he spying for? Which would all be a legitimate questions. Was it for another country? If so, was it for the Britain – where his parents are from? Russia? WHO! Then you may be wondering – what kind of information was he looking for? Did he get it? Did he spy on ME? These are all legitimate questions and the answer is YES and NO.

Am I spy – yes, you can call me that. Was it for Britain? no. Russia? no. Another country? no. Did I get the information I was after? YES. Did I spy on you? YES. Am I good at it? Absolutely. I spy’d on REALTORS – all over the country. I spy’d on loan officers all over the country and I spy’d on consumers all over the country. And I loved it, in fact – if you want to grow your real estate business, I highly suggest you do the same.

Here is what I mean. A spy tries to glean information from a target – an enemy or competitor, BUT IT DOESN’T HAVE TO BE. This task is often started by gaining the targets trust. Before a spy can gain the trust of a target he/she has to know where this person would congregate. What they like. What they don’t. Who they hang out with. What their weaknesses are. Their strengths, where they are comfortable, where they are not.

The spy needs to think like the person they are trying to spy on. Once the spy knows the WHO, WHAT, WHERE and WHY he/she can then formulate a plan. My plan is to get found online. Found online by REALTORS®, loan officers and consumers. This means I need to think like a REALTOR®, loan officer or consumer. What would each of them look for when they had a problem or wanted to gather information {the reasons we typically turn to the internet}.

If you were a REALTOR® or loan officer in Arizona and needed help with your real estate marketing – what would you look for online? Would you look for real estate marketing? Short Sale Phoenix? Benefits of buying a short sale? Short sale vs foreclosure Arizona? What about if you were looking for a 4 bedroom home under 200,000 in Chandler Arizona? What would you look for then? 4 bedroom homes for sale Chandler Arizona? Chandler homes for sale under 200,000? 4 bedroom homes Chandler AZ? 4 bedroom homes for sale under 200,000 in Chandler Arizona? You need to get in the shoes of your ideal client to be a successful spy – like me.

Real Estate Marketing Has Changed

You see – real estate marketing has changed. In the old days REALTORS could build their business {exclusively} with postcards, flyers, billboards, grocery cart ads, bus stop ads, print newsletters, print real estate books, cold calls, email blasts, trade shows, door to door, TV, Radio, home made jelly, personal notes, personalized pens and pads, magnets, cookies, pumpkins, flyswatters – should I continue?

Consumer Behavior Has Shifted

All {or most} of these real estate marketing methods worked – rather well. Why? There was no other alternative. This was before consumer behavior shifted – online. Now, when consumers want to buy a home or gather information about a short sale or learn the latest mortgage rates they don’t go to their mailbox, look up at billboards, pick up a print real estate book, look for a grocery cart, go to the bus stop, watch a real estate channel on TV etc, today they go online. {94% of consumers start their home search online}. They go to Google, Yahoo, Bing, YouTube and others.

Today, if you want to grow your real estate business you need to be where they would look when they had a need for your real estate or lending services. For 94% of them – that is the Internet. To “be there” you need to know what they would look for when they needed you or your real estate/lending services. This is why you – like me – need to be a spy.

Who Is Your Ideal Client?

Who is your ideal client? If you could do business with ANYONE, who would it be? Not WHO like John Smith or “a million dollar buyer”, no – I mean WHO, like, someone that wants to buy a 4 bedroom home in Chandler or someone that wants to buy a home in a particular subdivision? Someone that wants to buy a short sale in Chandler? You can get found by this person online if you can create the content they are looking for – blog posts, videos, pictures, ebooks etc. You can bring them right to you.

Helping your ideal client find you is only half the battle. The other aspects are value and a strong call to action. Value is what consumers want. Value in the real estate space is information, pictures, videos – homes for sale, short sale information, your interpretation of your local housing market and so much more. Getting found by your ideal client + Value + Strong Call To Action = Lead.

You need to be a spy.
