I am a business development manager for a national title insurance company in Phoenix Arizona.  I help real estate professionals-real estate agents and loan officers/lenders-grow their real estate business.  I do this many ways but that is a different post.

Because I am on the “ground” so to speak, I sometimes get calls and questions from consumers like yourself.   “How is the market?”  “What do you see the market doing?”  “Is now a good time to buy/sell?”  “What is a short sale?” and on and on and on.  These are all questions, while certainly valid, that are subject to interpretation.  Some people will say, “the market is recovering, now is the time ti buy” others say its not.  One thing is for sure.  We can’t count on the media to tell us the truth about the market.  Not because they are liar’s or because bad news sells, but because their systems are often months behind what is actually going on in the market.  Not their fault, but I often hear the media report on something as “current news” that occurred as long as 90 days prior.  It’s funny.

Like any professional worth his/her “salt” if you will, I rely on cold hard statistics, “facts” before making a determination.  I don’t offer advice, I simply tell those that ask me, what I as a consumer would do.  Today, I received the below graphs that demonstrate the number of sales in Maricopa County, Arizona (Phoenix Metro) and the cost per square foot data.  Rather than tell you how I interpret these charts I will give you the information and let you decide.

I own 4 homes.  1 primary and 3 investment properties.  My attitude toward buying is that its always a great time to buy if you plan on holding. My opinion only. I realize that is not always practical for everyone. You as a smart consumer can make your own decision taking into consideration your financial situation and other factors if now is the right time to buy for you. I have no agenda.
